A strata inspection is a review of the records held by the owners corporation behind a unit, townhouse or apartment. Instead of inspecting the building itself, we examine the paperwork that shows how the scheme is funded and run.
In New South Wales, this right of access comes from section 182 of the Strata Schemes Management Act 2015. It lets an interested party, such as a prospective buyer, inspect the owners corporation books and records.
To carry out the search on your behalf, we need a signed letter of authority. This simple document lets us attend the strata manager's office, or access the records online, and report back on what a strata inspection reveals before you commit to the purchase.
We review the administrative fund and capital works fund balances, levy arrears, any loans and the overall health of the scheme's accounts, so you know whether it is well funded.
We report the quarterly levy for the lot, its unit entitlement and any proposed or special levies raised for major works, so you can budget for the true ongoing cost of ownership.
We check whether the scheme has a current capital works fund plan and what it forecasts for future maintenance, giving you a view of upcoming spending across the next decade.
We confirm the building sum insured, how current the valuation is and the public liability cover in place, so you can see whether the scheme is adequately protected.
We note the by-laws that affect daily living, including pets, short-term letting, parking and renovations, along with recent meeting minutes and how the scheme is governed.
We look for recorded defects such as water ingress or cladding concerns, the history of past works and any disputes, including NCAT matters involving the owners corporation.
A strata inspection report for a standard residential scheme starts from $330 including GST. You know the price before we begin, with no hidden extras.
Give us the strata plan number, the lot number and the property address. That is all we need to get started on your strata inspection.
We prepare a letter of authority for you to sign. This authorises us to inspect the owners corporation records on your behalf under section 182.
We arrange the records search with the strata manager and confirm their access fee with you before proceeding, so the total cost is clear.
Our inspector reviews the financials, levies, capital works plan, insurance, by-laws, minutes and any defect or dispute history held by the scheme.
You receive a clear, easy to read strata report in two to five business days, ready to support your decision before you exchange.
The two reports answer different questions. Many buyers order both. A strata report checks the scheme's paperwork, while a building and pest inspection checks the physical condition of the unit.
| Aspect | Strata report | Building and pest inspection |
|---|---|---|
| What's examined | The owners corporation records and paperwork for the whole scheme. | The physical condition of the unit and any pest activity. |
| Scope | Finances, levies, insurance, by-laws, minutes, defects and disputes. | Structure, roofing, plumbing, dampness, timber pests and safety. |

| Cost | From $330 inc GST, plus the strata manager's access fee. | Quoted per property based on size and type. |
| Turnaround | 2 to 5 business days. | Often same day or next day after inspection. |

A strata inspection report is an independent review of the owners corporation records for a strata scheme. It summarises the scheme's finances, levies, capital works fund, insurance, by-laws and any recorded defects or disputes, so you understand the true cost and condition of a unit before you buy.
Our strata inspection reports start from $330 including GST for a standard residential scheme. Large or complex schemes are quoted individually. The strata manager's access fee, usually $30 to $70, is separate and confirmed with you before we proceed, so there are no surprises on your invoice.
Most reports are delivered within two to five business days. Timing depends on how quickly the strata manager grants access to the records and how many years of documents need reviewing. We confirm the expected turnaround when you book and keep you updated if access is delayed.
No, a strata inspection is not mandatory in New South Wales. It is a voluntary but strongly recommended step for anyone buying into a strata scheme. Reviewing the records before you exchange helps you avoid inheriting hidden levies, unfunded repairs or ongoing disputes that could cost you thousands.
A strata report reviews the owners corporation paperwork, covering finances, levies, by-laws and recorded defects across the whole scheme. A building and pest inspection is a physical inspection of the unit's condition and pest activity. When buying a unit you usually need both for a complete picture.
A section 182 search, under the Strata Schemes Management Act 2015, is the right to inspect the owners corporation records that underpins a strata report. A section 184 certificate is a short official statement of levies and balances issued by the owners corporation. A strata report goes far deeper.
The purchaser provides the letter of authority. It is a signed request that lets us inspect the records on your behalf under section 182. Once you send us the property details, we prepare the letter for your signature and then arrange the records search with the strata manager.
