What Is a Strata Inspection?

A strata inspection is a review of the records held by the owners corporation behind a unit, townhouse or apartment. Instead of inspecting the building itself, we examine the paperwork that shows how the scheme is funded and run.

In New South Wales, this right of access comes from section 182 of the Strata Schemes Management Act 2015. It lets an interested party, such as a prospective buyer, inspect the owners corporation books and records.

To carry out the search on your behalf, we need a signed letter of authority. This simple document lets us attend the strata manager's office, or access the records online, and report back on what a strata inspection reveals before you commit to the purchase.

    We prepare a letter of authority for you to sign. This authorises us to inspect the owners corporation records on your behalf under section 182.
